How Estate Index works
Estate Index takes a property market, prices it in US dollars from the instrument that market is quoted by, and lets you buy it. You hold it for as long as you want and sell it back at the level it is at then. No leverage, no expiry, no building.

FUND A BALANCE IN USDG
Connect your wallet and send USDG to the treasury. The transfer is checked on-chain before it is credited, and you can withdraw it back to the same wallet at any time.
BUY A PROPERTY MARKET
Pick a city, a country benchmark or a basket you build yourself. You buy at the level worked out on the server at that moment, and what you bought is yours to hold for as long as you like.
SELL IT WHEN IT IS UP
Sell any time. What your holding is worth at that level goes straight back into your balance, profit included, and out to your wallet whenever you want it.
The mechanics
What you are actually buying
Exposure to the level of a property market. A city market is priced off the landlord or developer that market is quoted by, a benchmark off the REIT index the professionals use. You are not buying a building, a deed or a share certificate, and there is no rent. Your holding tracks the level, and it settles in USDG.
Where the level comes from
Every market is priced from its Yahoo Finance quote and converted into US dollars at the live exchange rate, so Tokyo and Sao Paulo sit on the same scale. An index holding more than one market is the weighted sum of its parts. The number is recomputed on the server for every quote and every fill, so the browser never gets to name its own price.
Your balance
Deposit USDG on Robinhood Chain to the treasury address. The transfer is decoded from the transaction receipt and checked against the treasury before it is credited, and each transaction hash can only ever be credited once. Every buy comes out of that balance, every sale goes back into it.
Selling and payouts
Selling marks the holding closed before the payout is worked out, so nothing can settle twice. What it is worth at that level is credited to your balance: a gain is paid out of the treasury, a loss stays with it. Withdraw the balance to your own wallet whenever you like.
When a market is closed
Quotes carry the last traded price until the exchange reopens, so a Tokyo market sitting overnight will not move. You can still sell, at that last level, and the market reprices as soon as it trades again.
